Anatomy of a roofing estimate

1. Scope paragraph

Two to four sentences describing exactly what you're replacing or repairing. Mention the pitch, the number of layers being removed, and any known issues. Vague scope is the #1 source of roofing disputes.

2. Tear-off (per square)

Separate the tear-off from the installation. If a second layer is discovered, you have a line item to reference. List the number of squares from your measurement so the customer can verify your math.

3. Decking repair (per sheet — conditional)

Note this as a conditional line item: 'Decking repair estimated at X sheets; actual quantity reconciled at job completion.' This is standard and customers expect it on older roofs.

4. Underlayment and ice/water shield

List the type (synthetic vs. felt) and where ice/water shield is applied (eaves, valleys, penetrations). This details your compliance with local code and protects you on warranty claims.

5. Shingles (per square — include color/style)

Specify the brand, product line, and selected color. 'Architectural shingles' tells the customer nothing. 'Owens Corning Duration — Driftwood' shows you're buying a known product.

6. Flashing, vents, and penetrations

List step flashing, counter flashing, pipe boots, and ridge/soffit vents as explicit line items. Homeowners often don't understand what flashing is — a description like 'waterproofing all roof penetrations' is enough.

7. Haul-away and cleanup

Include this explicitly. Customers assume it's included, but writing it out prevents the question and sets expectations around the dumpster location and cleanup timeline.

8. Permit

Always pass through at actual cost as a separate line. If you fold it into labor, you eat the cost if it's higher than expected.

How do I price per square on a roofing estimate?

Measure the roof area in squares (1 square = 100 sq ft). Add 10–15% for waste. Price each material and labor phase per square so the customer can see the math.

Should I include a decking repair allowance or actual price?

List an allowance based on your inspection and note it will be reconciled at actual sheets replaced. This is standard practice — customers expect it.

Can I send a supplement estimate if the insurance adjuster changes the scope?

Yes — create a change order or a new estimate for the supplement amount. The customer approves it separately.

What's the standard deposit for a roofing job?
